Project Overview
Gentry Homes, a reputable real estate development company, has built over 14,000 quality homes in Hawaii. They will develop Kaulu, collaborating with local kupuna during the acquisition of the land in Kalaeloa to assist with the naming of Kaulu. The ulu tree, one of the first trees brought to Hawaii, inspired the name. Kaulu will consist of 390 new homes and will be sold via lotteries. We anticipate selling the first increment of homes later this year in August or September with closings in November. We expect the entire project to complete by late 2026.
Ka‘ulu, the first new residential community to be built since the establishment of the Kalaeloa Community Development District (KCDD), aims to fulfill Kalaeloa’s vision as a Center of Excellence or Wahi Ho‘okela by providing a well-designed and livable residential community. Gentry has designed this new community with excellence in mind while respecting the past and the place. Ka‘ulu will be a pedestrian-friendly community with compact development patterns, ample open space, and greenways. This community emphasizes connectivity. They will build the units incrementally under a Joint Development Agreement, and they will be under a condominium property regime (CPR).
The Ka‘ulu homes, both single-family and multi-family, have been designed using two complimentary architectural themes: “Plantation” and “Craftsman.” These styles have a rich history in Kalaeloa and throughout Hawai‘i residential architecture. They adapt especially well to tropical environmental demands. All single-family and multi-family homes will have alley-loaded full-sized parking spaces and enclosed garages. All multi-family buildings will feature four-sided architecture with attractive design elements visible from all angles. All building types will have two different complimentary exterior elevation designs and multiple exterior color schemes.
Reserved Housing Program
The Ka‘ulu community will consist of 390 homes that will be built incrementally over a period of three years on nearly 30 acres of land. They use this approach typically for residential developments like Ka‘ulu, which aims to provide detached and moderate density multi-family homes to local families. Unlike high-rise high-density condominium towers, which they build on one foundation and complete on one date, they use Ka‘ulu’s incremental approach to allow for flexibility in planning, buildout, and sales phases.
To facilitate the pricing and timing of sales releases for the Reserved Housing Units, the Developer has divided the project into eight separate sales increments called “Reserved Housing Increments.” They distribute these increments throughout the entire project, as shown in Figure 1. Buyers of Reserved Housing Units will enjoy the same privileges and amenities as other occupants of the development.
