ADRIENNE:

ATTILIO:
Well, hey, everybody we got guest here on the show. Who is it? It’s Alicia Alicia vorhaus. She’s one of our listing partners and talking about today. Welcome, Alicia.

ADRIENNE:
Well, welcome back because she had called in before and talked about a success story.

ALESIA:
Yeah, yeah. Well, hi, Adrian and Antonio. I do have a few things to share with you. I’m going to tell you at first about our coming soon in the mono Oh Louis dates. It’s tucked away in that gorgeous gated community. Now this home is a four bedroom, three bathroom custom home built with all the features that you would enjoy. In a paradise retreat. It’s situated on an acre of land and it’s surrounded with lush landscaping, mature trees and a forested mountainside. It’s got this natural setting with breathtaking ocean and mountain views throughout the home. Some of the features I’ll share it’s got a Ohia hardwood floors, vaulted wooden plank ceilings, subzero and Wolf appliances. This home is beautiful, it’s coming to the market and soon you’ll be able to see it on that 3d interactive video tour we’ll be having very soon.

The second one I’m going to share is coming soon in the Polo low hills area. This home is a four bed, five bedroom, four bath hillside home bordering the nature preserve, The home features some amazing ocean views from to wrap around when I index and there’s already plans in place for an additional 1400 square foot third floor, Ohana unit. That one is KaiPoi, Kaipoi Street in beautiful free country community.

ADRIENNE:
And the reduction I think I saw like a $19,000 adjustment to that price it.

ALESIA:
Yes, we’ve adjusted is price to sell Adrian and Attilio.

ADRIENNE:
So so so we’re so where is it priced at right now?

ALESIA:
Right now we’re at 870. Nice.

ADRIENNE:
Yeah, great price for that size home.

ALESIA:
Yeah, it is. And it’s a beautiful home. It really, really is. Now the last one I want to share with you is one that is on the market. We are doing a grand open this Saturday from two to five and actually I’m going to be hosting it. And I call this the triple three. It’s a three bedroom three bath three story home with a remodel luxury kitchen. It’s across the street from the parks, little community parks area in that beautiful desirable area of I am Park Place community. And of course, you as you go up the hill go down the hill, you see nothing but the ocean view Pearl Harbor and then you’ve got pro Ridge shopping center real close by so that’s what I have available coming this Saturday and I hope to see you soon. ALESIA:

you’ve certainly been very busy helping all these clients to get their homes ready. And, you know, on the market and and marketed. So, kudos to you. Yes.

ATTILIO:
You know, the marketing is important. I know the market is hot, but it’s important that we maximize the sale dollar sales coming out of it. So being able to do these 3d tours are important and we do them 100% on model or listing. Speaking of listings,

ADRIENNE:
we have JT Smith, our other listing partner talking about some of his coming soon. And availability. So JT, what do you h ave for us today?

JT SMITH:
Aloha, well, I’ve got for you today is I’ve got two listings that will be coming up soon one at the end of this month, and one at the end of next month. Okay. This is one that’s coming up soon, it’s gonna be another beach, it’s gonna be in Palm court. The two bedroom, two bath is 874 square feet, and roughly will probably come on the market about 500,000. That’ll probably go pretty quickly.

ADRIENNE:
JT, is this a? Is this a ground floor? Or a second? Second floor unit? No,

JT SMITH:
no, it’s the second floor unit. It’s got a nice size Lanai on it. And the next one that I’ve got coming up, is up in Makakilo. And that is that ocean ridge. Makakilo. Nice. three bedroom, two and a half bath. It’s 15 129 square feet with a two car garage. And that’ll be coming up at the end of May. is going to

ADRIENNE:
be great. That’s a great neighborhood. Homes don’t often come up in there.

ATTILIO:
Yeah. When they

JT SMITH:
do they go quickly. There’s been two or three of those come up lately. Recently one, excuse me. Yeah, there’s one available right now up there. So that one will be prone 25 In the main property 50 price range.

ATTILIO:
You know, JT, if you’re a buyer out there in this highly competitive market, would it be a good idea to work with us to get access to some of these? You know,

JT SMITH:
it would be a great idea I’ll give you I’ll give you a good example. Yeah. The other two that I just had listed one we’ve got an offer in a really good offer them before our grand open house event and got it into escrow. So that that person didn’t even see the property they just said to put the offer in take it and get it. Yeah. And they did and the other one that I’ve got had come on the market same thing with that within two days. We got a really really good offer. Yeah, 50,000 over the asking. We’re asking and it’s just unbelievable how quickly they will go so you know that definitely comes

ATTILIO:
that reminds me you know, my dad was in the fire department so he you know, if you don’t know how to cook they kick you out of the fire department is actually required to be able to be able to cook or she you don’t get promoted nothing it’s all interact in interconnected your ability to be able to cook and so he was really, so he come home on his day off and we look forward to it because you will cook pancakes for us banana pancakes, and our three sisters. And this market kind of reminds me of when I used to wake up late you know came pancakes, I got nothing, no pancakes, no pancake. And so you know, if you want access to the pancakes before to hit the main buffet and you got to compete with the rest of my sisters. ATTILIO:

JT SMITH:
It’s all gone.

It’s all gone. I’ll just have nothing coming up. Hopefully we’ll have some

ADRIENNE:
new construction

JT SMITH:
projects. Those will come up hopefully soon. And those will be very good if we can get those on the market. Get those going?

ATTILIO:
Well, those will be the tell them about

ADRIENNE:
doing some building or prepping for building from Warren cool. Yeah,

JT SMITH:
right, right, right down. We’ve got we just closed on two, three bedroom two baths. Two villas. Right now we’ve got two four bedroom three bows being built. And then also two five bedroom three bath homes coming out. Yeah, so those will probably be up and ready probably about three and a half, four months for a finger Fingers crossed. That will happen.

ATTILIO:
Yeah, we’ve got an and I would tell you right now unless you’re unless you’re one of these deep sea free divers do We’re not hold your breath for these other three projects. But they are in the works and ones out in Wahiawa 24 Home project and we’ve got another one in enchanted lakes those homes are built we’re just finalizing some legal situations on Allen and then we got some ones right on that bay where you can you know, play that song sittin on the dock of the bay, Kaneohe Bay that is so those are all down the roads.

ADRIENNE:
And we’ll have you call in later and we can talk more in detail the closer we get closer

JT SMITH:
definitely. So hopefully we’ll get some other things coming up. I do have some a distant future. I have got another condo coming up. And Connie oh we have haiku area. So that’ll be a really nice one. It will be a four bedroom. Two and a half bath

ATTILIO:
